The study conducted in 2023 by a consulting company Macon gives us a general idea of the prices and the volume of lands available for sale in the Krasnodar region.
According to this study, the average selling price of 1 hectare of land in the region was 380 thousand rubles in 2023, the most expensive agricultural land in the region was orchards (over 1.7 million rubles per ha en average). Vineyards are slightly cheaper - about 1.45 million rubles per ha. Next come berry fields with an average cost of 793 thousand rubles per ha and rice fields-600 thousand rubles per ha. The price for arable land was 288 thousand rubles per ha in 2023.
The total area of land for sale in the region exceeded 31 thousand hectares in 2023 spread over 513 lots that were on sale that year.
Also, according to the same study, the most expensive plots of agricultural land were in Anapa with an average price of 1.28 million rubles per ha. Land in the Korenovsky, Apsheronsky, Abinsky, Novopokrovsky and Krasnoarmeysky districts of Kuban cost an average of 700 thousand rubles per ha. The most affordable offer is in the Shcherbinovsky district, where a hectare of agricultural land can be purchased for less than 100 thousand rubles.
Agricultural land in the Krasnodar region remains attractive for investment thanks to increasing profitability of crop production and high average yields, Macon analysts note. The plots continue to be in demand both from large landowners and agricultural holdings, as well as from private farmers and non-core institutional investors.
The market is dominated by small lots. However, some big lots are also available, such as plots of 1 thousand to 3 thousand hectares.
At the same time, company analysts note that the market remains extremely closed: many transactions, even with the participation of well-known agricultural holdings are not advertised, so it is extremely difficult to track the actual sales volume of plots.
About 80 % of available lots were arable lands, then come vineyards, fruit gardens, rice fields (with very limited offer).
Macon analysts predicted an expansion of the agricultural land market and an increase in land purchase or rental in the upcoming years, thanks to some new laws facilitation lease of state and municipal lands.
